Living in Brentwood

Brentwood is one of the Westside's most established residential neighborhoods. Coral trees line the San Vicente median, Brentwood Park has large estates, and canyon homes back up to the Santa Monica Mountains. Weekends here usually include the Sunday farmers market on Gretna Green Way and lunch at the Brentwood Country Mart.

We point buyers to Brentwood when they want space and privacy in a central location, close to Santa Monica, Westwood and the 405. Each part is different. Brentwood Park is all about lot size, the canyons give you privacy, and Brentwood Village and the Glen let you walk to more. Insurance and fire-zone rules matter in the hills.

Who it's for: Families and executives who want space, privacy and strong school options in a central Westside location, plus easy access to the beach.

Buyer tip

Much of Brentwood north of Sunset is mapped as a Very High Fire Hazard Severity Zone. Get insurance quotes, including from the California FAIR Plan and a difference-in-conditions policy if you need one, during your inspection contingency rather than after you remove it. Brush-clearance and ember-resistant construction rules also affect remodel budgets.

Seller tip

Brentwood is in the City of LA, so sales of $5.4M or more pay the 4% Measure ULA tax, and sales of $10.9M or more pay 5.5%. Both thresholds are effective July 1, 2026 and adjust yearly. Run your net proceeds at a few price points before you set a list price. For homes near a threshold, list price strategy can matter as much as staging.
