Marina del Rey is built around one of the largest man-made small-craft harbors in the country. Mornings start on the water, whether that's paddleboarding, rowing or a walk along the main channel, and Mother's Beach and the bike path are close by. Residents live in high-rise condos and harbor-view apartments, and the Silver Strand and Marina Peninsula have beach houses close to the sand.
We think it's one of the most practical coastal markets on the Westside. It's near Venice, Playa Vista and LAX, and many buildings offer easy lock-and-leave living. Ownership structure is the key thing to understand here. Much of the harbor sits on land owned by LA County, so you need to know which buildings are leasehold and which are fee simple.
Who it's for: Boaters, frequent travelers, downsizers and young professionals who want waterfront living with little upkeep near the Westside and LAX.

Find out whether a property is leasehold or fee simple before you fall in love with it. Much of the harbor's housing sits on LA County land under long-term ground leases. Review how many years remain on the lease, any ground-rent terms, and whether your lender will finance it. All of these affect price, resale and loan options.
Read the Buyer's GuideIf your condo is on a ground lease, have the lease documents, remaining term and HOA package ready before you list. Leasehold questions are the main thing that slows marina escrows down. Also note that the unincorporated county part of Marina del Rey is not subject to the City of LA's Measure ULA, but the Marina Peninsula is inside the City of LA and is.

Is Marina del Rey part of the City of Los Angeles?
Most of the harbor is unincorporated LA County. The Marina Peninsula and some nearby pockets are inside the City of LA, which affects permits and transfer taxes.
What does leasehold mean in Marina del Rey?
Many buildings sit on county-owned land under long-term ground leases. You own your unit's interest for the lease term, not the land underneath it.
Is Marina del Rey good for commuters?
Yes. It's one of the closest coastal neighborhoods to LAX, Playa Vista and Silicon Beach employers, and it connects easily to the 90 and 405 freeways.
